Preparation

Full pressure wash, hairline crack injection with elastomeric filler, and masking of all 744 windows, balcony rails, and utility fixtures. Zero bleed-through on any substrate.

Application

Three-coat system: alkali-resistant primer, elastomeric base coat at 12 mils wet, and color coat. Airless spray for field, hand-rolled returns and reveals to match texture.

Result

Uniform color across all four elevations. Drone inspection confirmed zero lap marks, runs, or holidays. Board approved the final walk on Day 14 — two days ahead of schedule.

Night-shift masking of all signage and storefronts. Work rotated bay-by-bay so no tenant lost foot-traffic access for more than 90 minutes.

02 — Surface Prep

Elastomeric crack repair on 340 linear feet of expansion joints. Power wash, efflorescence treatment, and spot prime on all repaired surfaces.

03 — Finish

Two-coat 100% acrylic elastomeric in property manager-specified color. Consistent sheen across all 24 bays confirmed by spectrometer reading.
